1. STRUCTURES AND WALLS

The Structure will be constructed of reinforced concrete or steel frame designed to

conform to the applicable Cyprus Standards.

All external walls will be constructed of high quality hollow clay bricks, 200mm wide for

external walls. Internal walls/partitions gypsum board with the necessary insulation (good

quality).

2. Wall Finishes

External walls are rendered in plaster. Wet areas are finished in ceramic tiles up to a

height of 2.1 meters and plaster/paint above. Ceilings are spatulaed and painted in white

PVA paint. The attached list of allowable costs provides the maximum allowable costs

for ceramic tiles.

3. Floor finishes

All internal areas, and verandas and patios as per approved drawings will be fitted with

ceramic tiles.

4. Ceiling finishes

Unless otherwise stated in the „Client‟s Choice” form the ceiling will be reinforced

concrete with gypsum spatula and white PVA paint.

5. Electricity

MK English Electrical fittings. Two single sockets, one TV and one telephone point are

fitted as standard in each of the bedrooms and the living room/dining room area.

Provisions for air conditioning (hot and cold) is provided in the living room and each of

the bedrooms.

6. Carpentry Work

Entrance front door will be double leaf solid wood. Internal doors and kitchen units and

wardrobes will be of MDF white satin or semi gloss paint finish.

7. Aluminum Work

Double-glazed with no shutters.

8. Sanitary ware

As per the client‟s choice. The maximum allowable costs are indicated on the attached

allowable table.

9. Plumbing installation

Pipe-in-pipe system connected to the municipal supply via a water meter. A solar system

for hot water supply to include the following:

- 1 boiler of 40 gallons with immersion heater,

- 1 cold water tank 1m3,

- 2 solar panels,

The Client has a choice of additional items which can be cost separately on the

“Client‟s Choice” sheet.

a. Tiles

- All internal floor tiles 12 euros/m2

- All external floor tiles 12 euros /m2

- All internal wall tiles 12 euros /m2

b. Sanitary-ware and fittings

- Shower tray with mixers and fittings 200 euros /unit

- WC toilets with necessary accessories 110euros /unit

- Wash basins with mixer and necessary accessories 120 euros /unit

- Kitchen double bowl, single drainer with mixer and accessories 150 euros /unit

c. Kitchen worktop up to 80 euros /m²
